Newbuild Waterproofing At New Campus in Christchurch

SUMMARY

Working with acclaimed architects Warren and Mahoney, Newton Systems NZ provided a comprehensive and detailed design. Given the property’s proximity to the Avon river’s edge, the potential risks of water ingress were significant, making it crucial to implement a robust and fail-safe waterproofing system. The design aimed to ensure long-term durability and effectiveness, as there are no second chances with below ground waterproofing.

THE PROJECT

The Christchurch Campus re-development project involves a new six-storey building on Oxford Terrace. This re-development is currently the largest project in the University’s history. The new building will enable the Christchurch University campus’ world-class health science research and education programmes to grow, create new opportunities for collaboration with other important partners in the Health Precinct, and move and co-locate departments dispersed around the University’s Christchurch campus into the Health Precinct. The University is committed to the Health Precinct, a physical area and partner organisations involved in health activities in Canterbury.

THE SPECIFICATION

The solution involved multiple layers of protection, including Type A membranes for external surfaces and Type B concrete with injectable waterbars and Hauff detailing for penetrations. Internally, the Newton System 500 was installed, incorporating base drain channels around the perimeter and additional floor drain channels to efficiently manage and direct any free water to four Newton pro sump chambers. This multi-faceted approach was designed to provide a comprehensive and reliable waterproofing system, safeguarding the property against future water-related issues.

Newton 500 XPS Insulation was used, laid over the floor butting up to the drainage channels, providing additional R values in accordance with H1. The Newton 508R cavity membrane was laid over the channels and insulation and sealed to complete the watertight management solution.

THE RESULT

The below-ground waterproofing design focused on ensuring long-term protection against water ingress. This comprehensive and combined approach not only safeguarded the property but also aligned with the project’s broader goals of achieving NZGBC 5 Star certification and supporting the University’s zero carbon strategy.

The new building will house laboratories for health research groups, specialist radiology equipment, and groups commercialising their health science discoveries. It will also host a clinical research department and a hub for post-graduate nursing studies. The overall re-development will create a true campus feeling for staff and students, with the new building being a central pillar of the Te Papa Hauora/Health Precinct.
