SUMMARY

After 6 years and many attempts to deal with the ongoing leaks and ingressing water, a long term solution could not be found. Naylor Love approached Approved Applicators Sansom Construction who contacted Newton Systems to assist in addressing the persistent issues in this central Auckland basement car park permanently.

THE PROJECT

Over the years, Natural ground movement, coupled with disturbance and changes to the terrain from new constructions in close proximity has altered what is now being experienced below ground.

The basement is constructed from a combination of secant and contiguous piling. The external Voclay Tanking membrane, and shotcrete facing had failed to stop the water infiltration adequately and the basement was visibly wet.

THE SPECIFICATION

The storeroom, comms room, and main garage required remedial waterproofing to achieve an internal environment fit for purpose. A comprehensive approach combining Type A applied and Type C Cavity drain membrane waterproofing systems was designed to achieve this resulting in an internal Grade 3 environment.

Newton 508R wall membrane with Baseboard drainage skirt and a flexible polymer modified Tanking solution was installed to the walls. Newton XPS insulation, Newton 508 flooring with Newton Basedrain was utilised in the storeroom where free water had been continually over the years. With no natural Gravity discharge to remove free water a Newton Titan sump and pump system was installed to discharge the water from the property quickly and efficiently.

THE RESULT

To test its effectiveness, Sansom Construction subjected the basement to a simulated flooding. The rooms remained dry, and the pump effectively activated removing the water from the property.

After years of trying many solutions - the main contractor was very relieved to finally have a solution that they could see worked. Sansom Constructions workmanship guarantee provides not just a dry property but peace of mind for the future knowing the client is fully protected.
