Leaky Home Waterproofing
Waterproofing a Stunning Waterfront Home in Auckland
Clarke Beach, Auckland
SUMMARY
This 1990s monolithic ‘leaky home’ on a beautiful waterfront site was being fully renovated to repair damage associated with these types of builds and upgrade it to current standards.
The large basement area has ground bearing concrete blockwalls on three sides and there was evidence of widespread water penetration through the blockwork due to a failure of the original exterior tanking membrane.
THE PROJECT
Waterproofing Solutions Ltd (WPS) were engaged by the owner and architect to provide a solution to this long-term problem, and the owner was looking for a guarantee-able and safe option to waterproof this structure.
Excavation was not accessible or viable and internal waterproof coatings had been tried and failed.
The ideal, in fact only, solution was the Newton System 500 Internal Cavity Drainage Membrane and WPS were engaged to install this system.
THE SPECIFICATION
A Newton System 500 Cavity Drainage Membrane was recommended and incorporated into the plans by the Architect. The design included Newton 508 membrane to the walls and 50mm XPS insulation to the floor under a 508 membrane. Newton Basedrain was fitted to the perimeter of the space, managing any moisture to outlets at the lower, open end of the space. A 75mm 30mPa topping slab reinforced with polypropylene mesh was poured over the floor membrane.
Details were provided for the ablution/wet areas and the installation was completed, providing a clean and workable space for the builder to line out.
THE RESULT
The architect, builder and owners were delighted with the finished space, which incorporated a recreation/games area, TV room, kitchen facilities and bathroom/shower. The Newton System 500 provided the only guaranteed, maintainable and 100% dry option for the space, and helped maintain the level of quality of the overall project.
